Pool

The following was posted by Apparently there are some homeowners that have no respect for the pool and the rules, how unfortunate. There was another instance over this past weekend where the pool was closed because the motor to the main pump was broken. The chain and lock to the gate was cut open and the sign that said “Pool Closed” was tossed into the woods. Unfortunately some homeowners do not understand the reasons why the pool is closed at times…..such as dog hair, excrement, pump not working….etc. and feel they have the right to “Vandalize” the property because they want to swim. This type of behavior cost the HOA (all the homeowners and themselves) extra money each time they do this. They are only hurting themselves with this behavior and their neighbors.

People are using the furniture for the pool to hop over the fence and go swimming. What happens because of this is the pool has to be shut down even longer because now the chemistry in the pool is all out of whack because of the poor circulation with the pool pump motor being broken and people breaking into the pool to go swimming.

The pool was planned on being opened up today but because of certain ignorant homeowners it will not be open until Wednesday or Thursday.

Please, if you see anyone in the pool when they are not supposed to be call the police to have them removed. This is a serious problem.

Lastly, children are not allowed at the pool without adult supervision and if you are at the pool with your children.....supervise them! It is very innapropriate and disrespectful to all the homeowners who do respect and want to enjoy the pool to let your child put the pool furniture in the water, this is not only wrong but dangerous.

If all the above behavior keeps happening, DHEC will surely shut down the pool and no one will be able to use it!

Easement Issues

We just found out Thursday, when they put stakes in to build on the lot behind us, 108 Tea Farm Way, that they apparently obtained a variance back in '06 allowing them to put the house only 10 feet behind our property line. A 20' drainage easement runs along the property line, and the permit allows them to build the house on the line of the easement, and to build out a patio INTO the easement, butting right up to our back fence.

They failed to disclose this to us when we purchased, although this very well may cause flooding issues on our property, not to mention the hazards of building 10 ft from our backyard, where our 2 small children frequently play without hard hats!!

Lengthy discussions with the county's Planning and Zoning Department and Ryland have gotten me nowhere yet. Wondering if anyone else has had experiences with Ryland's failure to disclose adverse facts material to their property condition? Especially any relating to drainage which have not occurred due to natural conditions, but rather as a result of planning/construction issues...

More Fees?

As you may be aware, State Senator Darrell Jackson (D-Richland County) has introduced SC Senate Bill 30 (SB-30) which will drastically change how homeowners' associations across South Carolina can operate. This is important to you because SB-30 will carry a fee of $10 per unit for every homeowners' association in South Carolina. The bill will also place onerous measures involving enforcement of governing documents and the registration of each property, requiring disclosure of association members' personal information to the State Department of Consumer Affairs.

Please contact the members of the Senate Judiciary Subcommittee listed below to voice your opposition to SB-30.

Make sure you place Opposed to SB-30 in the subject line of your e-mail for clarity. SB-30 is scheduled to be debated by the subcommittee Thursday, March 26, at 9:30 a.m.

Speeding

The following 2 posts were on the Facebook site, but I know several people don't have Facebook, so I decided to add them here as well.

I am amazed at the number of people who fly down Nelliefield Creek Dr. We have 10 kids just in the small section that I am in and they love playing outside. As much as you teach a child to not run in the road after a ball they still do. As adult (we are the ones with our foot on the gas pedel) we have to take responsibility here. Please urge everyone to be intentional about their speed in our neighborhood.

You bring up a excellent point and thank you for doing so. I too am very concerned with the speeding down the main road. I have two boys under the age of 6 and I'm scared for them to play in the front yard most of the time. While the speed limit in the area says 25 we should all be aware that if a child were to run out in front of you going that speed, it would be very hard to come to a complete stop. I'm just asking everyone to PLEASE PLEASE PLEASE be cautious while driving down a street where so many children play.

New Phases?

The following is information received about the neighborhood. Please comment if you have any additional information.


I just got some news from a neighbor about the neighborhood. Apparently the old developer of this neighborhood is joining forces with a builder (don't know the name- not Ryland) and they are going to finish out the rest of the neighborhood. They are starting with our street first-Cypress Walk Way. I don't know anymore info....ex) the size of the homes, who it is, etc.

There was talk of at least incorporating a park. They need to discuss a pool...... a REAL pool!!!
